The problem is that it is a full time job even when you know what you are doing and most people have a day filled with work, family commitments, hobbies and other things they would rather be doing, but if you can sell you own home you can save a bundle. 5% of a $200,000 is $10,000, though you should really only be saving half of the commission since if there is a buyer that has an agent they will want to get paid the usual 2.5% and if you refuse the buyers likely can't buy the home (they will be under contract to that agent) if the buyers don't have an agent they know that you're saving $10,000 by selling it to them so they're going to want a piece of that too.
So assume you're actually saving 2.5%. Really it's going to be a little lower than that since you'll have to have a lawyer do some of the job that a realtor would usually do, but even if you have an extra $1000 in legal fees you saved $4000. For some people that will be worth the extra work and for some people it wont be. Simple as that.
Pricing the home correctly is often as easy as looking sale in the area as well as looking at what is currently listed... your competition. You can do that on most real estate sites like that one.
